Spanning an impressive 12,557 square feet, the condo includes seven bedrooms, eight bathrooms, a conservatory, library, home theater, and staff room. Though not the highest-up unit in the building—that honor goes to the triplex penthouse currently on the market for $250,000,000—the new unit is only the second nine-figure listing in New York City currently on the market and is among the top 10 most expensive homes for sale around the world.
In a city where residents are willing to pay 10–25% more for an apartment with impressive sight lines, it’s no surprise that the unit’s listing starts by describing the home’s all-encompassing views. “Savor stretching vistas of sunrises, cityscapes, and blue water and sky by day, and sparkling city lights and brilliant sunsets in the evening in your private oasis occupying the 107th and 108th floors of one of Manhattan's most coveted buildings,” the listing description reads. Framed effortlessly through 27-foot floor-to-ceiling windows, the home boasts looks at both rivers, Central Park, midtown, and downtown. Two outdoor terraces, which collectively span 240 square feet, offer further opportunities to take in the commanding sights.
The other standout feature of the apartment—besides its crisp interior with modern finishes—is simply its size. “Volume is the true measure of luxury in any global city,” Ryan Serhant, who holds the listing for the building’s triplex penthouse, told AD in 2022. Like its $250-million counterpart, the square footage of the duplex penthouse is notable for the New York market. The home is about 17 times larger than the average size of an NYC apartment unit, which is currently 747 square feet.
The apartment is serviced by an in-unit elevator, which opens into a central gallery on the 107th floor. The open-concept layout leads into the grand salon, chef’s kitchen, breakfast area, and family room. This floor also holds the conservatory, library or office, media room, guest suite, staff room, and playroom. On the 108th floor, accessible via a grand spiral staircase, are five bedrooms, each with en suite bathrooms.
Central Park Tower was designed by Adrian Smith + Gordon Gill Architecture, a firm known for its super-tall structures. (Smith designed the world’s tallest building, the Burj Khalifa, while working at Skidmore, Owings, and Merrill.) When purchasing a unit in the building, residents get access to a suite of amenities, including a 60-foot outdoor pool, private restaurant and cigar lounge, ballroom, fitness and wellness center, private movie theater, and business center. Many of these offerings are found just a few floors below, on the 100th floor, where Central Park Tower holds the world’s tallest private club.
